There are other flat-fee options for those who say real estate is not that complicated and don't want to pay a commission. The For Sale By Owner Assistance Program in Scottsdale, which is not affiliated with ForSaleByOwner.com, charges a flat fee of $1,995 for a typical transaction.

For that, owner Julie Kewin does everything a real estate agent would do except show a house and negotiate with buyers. She provides a for-sale sign, prepares documents, collects earnest money and guides sellers through everything, including inspections, appraisals and negotiations. "There are some great agents out there. But 90 percent do nothing more than what I help clients with and they charge 6 percent," said Kewin, who is a Realtor.

Bianca Storeby, a real estate investor who moved from Sun City to Texas earlier this year, has used Kewin's For Sale By Owner service to sell two homes and saved about $16,000 in fees. "I can use that money and go on a cruise to Hawaii," she said.
